Start with a ranking check on your facility.

Email your facility's name and town. No call needed. A written report comes back by email, usually within two business days, with:

  • Twelve searches renters in your town use, and where you show on each, in the map and in the web results.
  • Who holds the spots above you, by type: a national brand, a marketplace, another facility.
  • What your Google profile and your website are missing.
  • What we would do in the first 90 days, in order.
  • The monthly fee for that plan, in writing.

It is free, it uses public information only, and there is no obligation. The sample report shows a complete one for a fictional facility.

The terms

  • One flat monthly fee, quoted in writing in the check. It does not change with your rents or your occupancy.
  • No setup fee. No percentage of rent, no charge per move-in and no charge per lead.
  • 30 days' notice, from either side, at any time.
  • Everything stays in your name: the Google profile, the pages, the site and the accounts. We are a manager and an editor you can remove.
  • One owner per town. We won't work for two competing owners in the same town. Your own sites in one town count as one owner. More in Questions.

The monthly work

  • Google Business Profile: the right categories, office and gate hours, unit sizes as services, real photos, holiday hours.
  • Unit pages: one page per unit type renters search for, with what fits and today's rate.
  • Town pages: only for the towns your renters come from.
  • Reviews: one request your team sends to every renter, and reply templates for the reviews that come in.
  • Technical: speed on a phone, structured data, the same address and phone everywhere.
  • A one-page report: your positions, calls and direction requests from your profile, and website reservations and online rentals if your management software reports them, next to the rankings, so you can match them to move-ins.

Months one to three correct the profile and build the pages. From month four: monthly upkeep. How we work has the detail.

You approve every word.

  • Every page, post and reply template is approved by you before it goes live.
  • We never touch your management software, tenant records, payments or lien process.
  • We draft to the strictest rule we know, flag anything state-specific, and you decide against your state's rules.
